GENERAL HOME INSPECTION
A full home inspection provides a disciplined visual evaluation of the home’s major structures, systems, and components. I offer several types of inspections depending on your needs, including:
-
Buyer inspections
-
Pre‑listing inspections
-
Pre‑closing new‑construction inspections
-
11‑month warranty inspections
-
Routine maintenance evaluations.
You receive a clear, photo‑rich report with structured defect blocks, neutral and defensible narratives, and practical recommendations. Every finding includes context, location, and implications so you understand what matters and why. Reports are attorney‑friendly, easy to follow, and delivered within 48 hours.

WOOD DESTROYING INSECTS INSPECTION
A WDI inspection provides a visual evaluation for termites, carpenter ants, carpenter bees, and wood‑boring beetles. The inspection focuses on accessible structural components and conditions that may allow or conceal activity. You receive a clear NPMA‑33 report documenting any evidence, conducive conditions, or areas that warrant monitoring. This inspection and the NPMA‑33 report are included with every general home inspection.

MOLD SAMPLING
Mold sampling provides lab-confirmed identification of mold spores when conditions justify testing or when a client requests additional reassurance. Air and surface samples are available as add-on services, with certified lab analysis and clear, easy-to-understand results.
