How long does a home inspection take?

Most inspections take 3–4 hours, depending on the size, age, and condition of the home. Larger or older homes may take longer because there’s more to evaluate.

When will I receive my inspection report?

​Reports are delivered within 48 hours and include photos, clear findings, and practical recommendations. I prioritize fast turnaround without sacrificing detail.

Do you go on the roof?

​No. For safety and accuracy, I do not walk roofs. I inspect every roof using either a drone or a high‑resolution camera mounted to a 30‑foot extension pole. This method provides equal or better visibility without the risks of roof damage or personal injury.

Do you inspect attics and crawl spaces?

Yes. Attics and crawl spaces provide critical information about structure, insulation, ventilation, and moisture. I enter them whenever they are safely accessible.

Do you test for radon?

Yes. I’m a New Jersey certified radon measurement professional (MET15665). 

Do you test for mold?

Yes. I offer mold sampling and moisture evaluation. If mold is suspected, I can perform air or surface testing and provide lab‑verified results.

Should I attend the inspection?

​Yes — if possible. You’ll learn more by seeing issues firsthand and asking questions on site. If you can’t attend, the report will still be clear and easy to understand.

I inspect homes across Somerset, Hunterdon, Union, Morris, Middlesex, and Warren counties, along with surrounding areas in Central and Northern New Jersey.
